Know Before You Go. About your closing.

• What do you need to provide prior to closing?
  • • Seller loan payoff information (last month’s loan statement is most helpful)
    • Seller and Buyer SSN
    • Homeowner’s association and/or condo association contact information
    • Water/Sanitation/Special/Assessment Information
    • Notify us immediately if you will need to use a Power of Attorney or will require a Mail Away closing
    • LLC / Corporate documents if buyer or seller is a company
    • Trust documents if buyer or seller is a trust
• What do you need to bring to closing?
  • • Valid driver’s license, passport or government issued ID
    • Any additional documents our law firm or the lender has advised you to bring with you to closing
    • Closing funds if necessary. IMPORTANT: See our closing funds and wire policy.
• Closing Funds

  • Rubin Lublin accepts personal checks for $500.00 or less and certified or cashier’s checks for amounts $501.00 to $5,000.00.  Per Georgia law, any amount over $5,000.00 must be in the form of a wire. This includes both buyer and seller funds.  We will send you our wiring instructions prior to closing. Please ensure that funds are wired to our office 24 hours prior to closing to allow for timely receipt.  

    BEWARE – CYBER-CRIME IS ON THE RISE: Rubin Lublin will email our bank wire instructions directly to the email address you provide. To protect against cyber-crime, do not accept bank wiring instructions for Rubin Lublin bank accounts from anyone other than a Rubin Lublin employee. If you receive an email, or any other communication that appears to be generated from our office, containing new, revised or altered bank wire instructions, consider it suspect and call our office at a number you trust. Before sending a wire to our bank account, we recommend that you call our office at a number you trust in order to verbally confirm our bank wire instructions. Our bank wire instructions should not change. We are not responsible for any wires sent by you to an incorrect bank account.

• Power of Attorney

  • Let us know as soon as possible if one of the parties cannot attend the closing and if a power of attorney will be necessary.  Rubin Lublin can draft the power of attorney which will need to be executed in accordance with state law. We need to review a copy of the power of attorney before the original is sent to our office to confirm proper execution. The original power of attorney should be sent to our office 24 hours prior to closing and we will record it with the closing documents.

• Mail Away Closing

  • If one or more parties cannot attend the closing we are able to accommodate a mail away closing in situations that comply with Georgia law. We will need advance notice so that all documents can be prepared and mailed prior to the closing date.

• Travel Closing

  • We offer convenience too! We offer complimentary travel closing services in the metro Atlanta area for our retail closing clients. Notify us as soon as possible if you or your client will need our travel closing services so that we can arrange a time and place that is convenient for all.

• Corporations and Trusts

  • If the buyer or seller is a Limited Liability Company or Corporation, we will need a copy of the corporate documents (Articles of Incorporation, Operating Agreement, etc) and the Tax ID number for the entity prior to closing.  The same is true if the buyer or seller is a Trust; we will need a copy of all trust documentation prior to closing.

• Out of State Seller or Foreign Seller

  • There may be additional documents and tax implications when out of state sellers and / or foreign individuals or entities are involved in the closing transaction. Notify Rubin Lublin prior to the closing if there is an out of state seller or if seller is a foreign individual or entity.

• 1031 Exchange

  • Notify us upon referral if a 1031 Tax Free Exchange will be used for your closing.

• Homestead Exemption for Property Taxes

  • Homestead exemption reduces the taxable value of your property and is available to the owner on their primary residence.   The exemption will reduce the amount of property taxes you have to pay but it is not filed automatically.   The timeline for filing is between January 1 and either March or April of each year. Check your local property tax office for specific filing instructions and deadlines.
